「賣家接受你的出價了!!!!!」房仲在回信裡這麼寫。
彷彿能從 email 裡聽到她的尖叫。她為了佣金興奮不已,而我沒想到賣家會這麼快答應。驚訝很快轉成喜悅。畢竟,在日本流浪了四年,終於有一個家。
一週前,我們準備開始談價格時,她問我:「你打算出多少?」
「?750 萬太高了。根據最近成交的漲幅來看,不超過 ?200 萬。」我回答。
「有一家不動產公司出價 ?040 萬。另外,12 樓的另一戶很快就以 ?680 萬賣掉了。我覺得賣家比較可能接受 ?500 萬左右。也許……我們可以從 ?400 萬……或 ?350 萬開始?」她建議。
「好吧,就出 ?350 萬日圓。」我說。
一週後,我已經放棄那個物件,開始找其他的了。沒想到賣家會接受。

“The seller accepted the offer!!!!!!!” the real estate agent replied.
I could almost hear her shouting through the email. She was thrilled about the commission, but I was the one caught off guard—I didn’t expect the seller to accept so quickly. The surprise quickly turned into real happiness. After wandering around Japan like a homeless person for 4 years, I finally had a place to call home.
A week earlier, when we were preparing to negotiate the price, she had asked, “How much are you thinking?”
“The listing price of ?7.5 million yen is too high. Based on the percentage increase from the recent sale, it should be no more than ?2 million yen,” I replied.
“A real estate company offered ?0.4 million yen. Also, another unit on the 12th floor was quickly sold for ?6.8 million yen. I think the seller is more likely to accept around ?5 million yen. Maybe… we can start with ?4… or ?3.5 million yen?” she suggested.
“Alright, I’ll offer ?3.5 million yen,” I said.
A week later, I had already given up on the unit and started looking for another one. I genuinely didn’t expect the seller to accept.
